Renovating and remodeling your home can make your living experience more enjoyable. Plus, if you chose the right renovations, it can be a great way to add significant value to the home - especially if you're considering selling anytime in the future. But where is your money best spent? How can you be sure that you're not only going to recover the cost of the renovations but actually make money in the event you one day decide to sell?

INEXPENSIVE RENOVATIONS THAT BOOST YOUR HOMES VALUE

1. REFRESH THE KITCHEN

We've been listing and showing homes for nearly a decade and what we've seen on a consistent basis is that prospective buyers want an updated and modern kitchen. Buyer's are more likely to place a full price offer on a home with a beautiful, updated kitchen rather than a lower offer on a home where they will have to do the renovations themselves.

Renovating your kitchen doesn't have to cost thousands of dollars to make a significant difference. Start small by replacing faucets, installing energy-efficient light fixtures and new cabinet hardware. If your cabinets need a refresh, see if it's possible to paint them or have them refinished, instead of replacing them.

2. BEAUTIFY YOUR BATHROOMS

Freshening up the bathrooms can make a big impact on your home's value and appeal. Similar to the kitchen, start small by replacing faucets, shower heads, light fixtures and re-grouting the shower tile. You can also re-caulk around the tub to give it a fresh new look. Another inexpensive upgrade that makes a huge difference is a new mirror(s).

3. CURB APPEAL FOR THE WIN!

It's cliché but true that "you never get a second chance to make a first impression". Whether it's friends coming over for dinner or a prospective buyer, the first thing they will see is the outside. Freshening up your homes curb appeal can be as simple is trimming the bushes and tress and putting down fresh mulch. Don't have any plants in the front yard? No problem, you can buy some that will look great for as little as a few dollars each from places like Home Depot, Lowes and Walmart.

The garage door should be a good, working order free of major dents or dings. If need be, give the garage door (and the front door) a fresh cost of paint. It makes a big difference. Consider too, pressure washing the driveway and sidewalk in front of the home.

Whether you're just looking to make your home a little more enjoyable or are thinking about selling it, these upgrades can make a significant difference for a few hundred dollars versus thousands.
